Los Angeles Rent Control / RSO Property Checker

Enter a Los Angeles property address and see whether it is identified as subject to the City of Los Angeles Rent Stabilization Ordinance — from the City’s own property record, not an estimate.

Helpful context

What does RSO mean?

The City of Los Angeles Rent Stabilization Ordinance regulates rent increases on covered rental housing, and sets out the legal reasons for eviction and the related tenant protections that go with it.

The Los Angeles Housing Department states that properties generally may fall within the RSO when they were first built on or before October 1, 1978, with further categories — including replacement units built later under LAMC Section 151.28 — and a number of exceptions.

That general description is background, not a determination. A property’s RSO status is what the City’s own property record says it is, which is the only thing this checker reads.

No shortcuts
UnitSimple does not decide RSO status from a year built, a property type, a unit count or a ZIP code, and no automated assistant decides it either.
What this tool covers
This tool answers one question: whether the property is identified as subject to the City of Los Angeles RSO. It does not determine unit-level coverage, exemptions, eviction rights or a maximum legal rent.

UnitSimple provides property information for general informational purposes and does not provide legal advice. Property-level RSO status may not determine coverage of every individual unit.
