Our commitment

Every home we market is available to every qualified applicant on the same terms. That applies to how a unit is advertised, who is shown it, how an application is evaluated, what criteria are applied, and how a resident is treated during the tenancy.

Protected characteristics are defined by the fair housing laws that apply where a property is located. These commonly include race, colour, religion, national origin, sex, familial status, and disability under federal law, and additional characteristics under many state and local laws.

How we apply this

  • Listings describe the property, not the kind of person we would prefer to live there.
  • The same written screening criteria are applied to every applicant for a unit.
  • Screening is performed by a third-party consumer reporting agency, with the applicant’s authorisation, and applicants receive the disclosures that agency is required to provide.
  • An applicant who is declined is told how to obtain the information behind that decision from the reporting agency and how to dispute it.
  • Staff who handle leasing are expected to follow these practices as a condition of the role.

Reasonable accommodations and modifications

If you have a disability and need a reasonable accommodation in a rule, policy, or service — or a reasonable modification to a unit or common area — you can request one at any point: while applying, during the tenancy, or at renewal. Requests can be made in writing or verbally, and we will respond promptly and treat the request confidentially.

Assistance animals are handled under fair housing law rather than a pet policy, and no pet fee or pet deposit is charged for them.

Accessible communication

If our website, portals, or documents are not accessible to you, tell us and we will provide the information in another format and work to fix the barrier.

Raising a concern

If you believe you have been treated unfairly by anyone acting on UnitSimple's behalf, contact us at support@unitsimple.com and we will look into it.

You may also file a complaint directly with the U.S. Department of Housing and Urban Development, or with the fair housing or civil rights agency for your state or locality. Contacting us first is not required and does not affect that right.
