Terms of Use
These terms cover the UnitSimple website and portals. Management services and Platform subscriptions are governed by the separate written agreement you sign — where the two differ, that agreement controls.

What this covers
By using this website, an applicant account, the owner portal, or the resident portal, you agree to these terms. If you are using them for a company, you confirm you are authorised to do so on its behalf.
Accounts
Keep your password confidential and tell us promptly if you believe an account has been accessed without permission. Accounts are scoped by role: owners see their own portfolio, residents see their own records, and staff access is limited to what their role requires.
Do not attempt to reach records that are not yours, probe the service for vulnerabilities without written permission, scrape it, or use it to send unlawful or harassing content. We may suspend an account that does.
Pricing
Full-Service Management is $100 per unit per month. The UnitSimple Platform is $10 per unit per month. These are flat per-unit rates with no tiers and no percentage of rent.
Repairs, maintenance, and turnovers are billed at cost, without markup. Direct costs — materials, labour, subcontractor charges, permits, and equipment — still apply and are passed through as incurred. Third-party costs such as screening fees or municipal permits are also passed through.
Published prices may change on notice, in the manner set out in your agreement.
Rent is not processed by UnitSimple
UnitSimple does not hold, pool, or distribute resident rent. Rent is handled by an approved third-party payment provider and paid to the owner-designated account. The provider's own terms apply to that transaction, and questions about a specific payment are resolved with the provider.
Listings, applications, and screening
- Availability, rent, and unit details on the website can change and are not an offer to lease.
- Submitting an application does not create a lease or reserve a unit. A tenancy begins only when a lease is signed by both sides.
- Credit and background screening is performed by a third-party consumer reporting agency, with the applicant’s authorisation. UnitSimple does not produce the report and does not operate its own screening bureau.
- Applications are associated only with the listing an applicant selected.
Demo content
Parts of this site — the interactive demo and the sample owner, resident, and staff portals — run on illustrative sample data. Numbers shown there, and the cost comparisons used in marketing copy, are examples rather than a quote, a forecast, or a representation about any real property.
Licensing and brokerage
UnitSimple is operated by a licensed real-estate broker and a licensed general contractor, and brokerage and contracting services are provided in accordance with applicable state law. We do not represent that engaging UnitSimple will increase the value of a property.
Availability and changes
We work to keep the service available but do not guarantee uninterrupted access, and we may change or discontinue features. Where a change materially affects a paid service, we will give notice as set out in your agreement.
Content and intellectual property
The site, software, and branding belong to UnitSimple. Information you submit remains yours; you grant us the permission needed to operate the service on your behalf — for example, to publish a listing or share a document with a contractor doing the work.
Liability
To the extent permitted by applicable law, the website and portals are provided as they are, and UnitSimple is not liable for indirect or consequential losses arising from their use. Nothing in these terms limits liability that cannot be limited by law, and your signed agreement governs liability for management or Platform services.
