A property owner
UnitSimple started with the experience of owning rental property and dealing with managers who were slow, opaque, or charging a percentage that grew every year without the service growing with it. The company exists because that was worth fixing.
A licensed real estate broker
Leasing, valuation, disclosure, and the transaction side of ownership. It means lease documents, pricing decisions, and buy-or-hold conversations are handled by someone who works in that world rather than referred out of it.
A licensed general building contractor
Construction and building systems, from plumbing and electrical service to roofs, envelopes, and permits. A scope of work gets read by someone who has priced and supervised that work, which is the difference between reviewing a bid and understanding it.
An operator
Maintenance, leasing, cost, residents, and the day-to-day reality of a building running well or running badly. Owners tend to know within one conversation whether the person on the other end has actually done this.

A percentage-based management fee has an odd property: it goes up every time your rent goes up, without the work changing. Over a ten-year hold that compounds into a meaningful number, and it is not obvious on the monthly statement. UnitSimple charges $100 per unit per month for full-service management instead, so the fee is a line you can predict.
Maintenance is the other place owners quietly lose money. Adding a percentage to a vendor invoice creates a reason to prefer the more expensive bid. UnitSimple does not add a markup to repair invoices, which means the recommendation you get is about the building, not about the margin.
And communication is mostly a structural question. If the person who knows your property is buried behind a call queue and a portfolio of three hundred units, you will chase updates no matter how good they are. UnitSimple is deliberately built so the owner talks to the person accountable for the property — small enough to provide direct founder access, sophisticated enough to provide modern technology and professional systems.
