Unit Turnover / Rent Ready
Coordination of routine make-ready work: cleaning, touch-up paint, minor patching, handyman items, locks, blinds, bulbs, minor plumbing, and minor repairs.
$299 one time
The $299 is the UnitSimple coordination fee. Vendor and repair costs are separate and billed at cost, with no markup.
What the fee covers
- Scope built from the unit condition
- Vendor sourcing, scheduling, and access
- Quotes shared with you before work is approved
- Progress tracking and completion photos filed to the property
What it does not
- The vendor and material costs themselves — billed at cost, never marked up
- Substantial renovation work, which is coordinated under Major Turnover instead
Process
How a turnover runs
- 1You order it from the unit. We build the make-ready scope from its condition.
- 2Vendors are sourced and quoted. Quotes are shared with you before anything is approved.
- 3You approve the work. Nothing is authorized on your behalf.
- 4Work is scheduled and tracked, with progress and completion photos filed to the property.
- 5You see the UnitSimple coordination fee and the vendor costs as two separate numbers.
If the scope turns out to be a renovation rather than a make-ready, UnitSimple says so and proposes the change. Nothing is reclassified or repriced until you accept it — a turnover never quietly becomes a percentage-priced project.
